A bit of a tricky question:?

I'm writing an essay about rehabilitating/ reviving vacant industrial buildings... I spoken to my tutor today, and he wanted me to write about why people choose to do so. He gave me 3 words: instrumental, institutional, and intrinsic... i don't quite understand??? any suggestions/ thoughts?
